During the inspection, we examine accessible components such as the pool or spa structure, decking, visible surfaces, safety barriers, and readily accessible equipment including pumps, filters, heaters, and controls when present. We also check for obvious defects, improper installations, and conditions that may require further evaluation or servicing by a qualified pool professional.


It is important to note that this inspection is not a leak detection inspection. We do not perform pressure testing, dye testing, or any procedures intended to determine whether the pool or spa is leaking. Water loss can occur for many reasons, including evaporation, plumbing issues, or hidden defects that are beyond the scope of a standard home inspection.


Because pool systems are specialized and often involve concealed plumbing and components, some conditions may not be visible or accessible at the time of the inspection. Any concerns identified during the inspection may be recommended for further evaluation by a licensed pool contractor or specialist.
